Rok za podno\u0161enje prijave za poreske rezidente i nerezidente je 28. februar."},"content":{"rendered":"\n<figure class=\" wp-block-image is-resized eplus-wrapper\"><img decoding=\"async\" src=\"https:\/\/sibiz.eu\/wp-content\/uploads\/2026\/01\/Resim1-1.jpg\" alt=\"\" style=\"aspect-ratio:1.502470736952703;width:1049px;height:auto\"\/><\/figure>\n\n<p class=\" eplus-wrapper\"><p>Izdavanje nekretnina u Sloveniji stvara <strong>poreske obaveze<\/strong> za pojedince, uklju\u010dujuc\u0301i i <strong>strane vlasnike nekretnina.<\/strong><\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Prihod od nekretnina koje se nalaze u Sloveniji tretira se kao <strong>prihod iz izvora u Sloveniji.<\/strong><\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Ovo stvara <strong>direktnu obavezu podno\u0161enja poreske prijave u Sloveniji<\/strong> za vlasnika nekretnine. <strong>Plac\u0301ate porez na dohodak u Sloveniji<\/strong> bez obzira na va\u0161 <strong>status poreskog rezidentstva.<\/strong><\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Ovo pravilo se podjednako primenjuje <strong>na slovena\u010dke poreske rezidente i na pojedince koji nisu poreski rezidenti Republike Slovenije<\/strong>, sve dok se izdata nekretnina nalazi u Sloveniji.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><ol>&#13;\n<li><strong> Rok za podno\u0161enje prijave je 28. februar.<\/strong><\/li>&#13;\n<\/ol><\/p>\n\n<p class=\" eplus-wrapper\"><p><strong>Rok je 28. februar<\/strong> i primenjuje se na <strong>sve pojedince koji izdaju nekretnine u Sloveniji<\/strong>.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Ovo uklju\u010duje i <strong>nerezidente<\/strong> koji \u017eive u inostranstvu, ali ostvaruju prihod od izdavanja nekretnina koje se nalaze u Sloveniji.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Propu\u0161tanje roka dovodi do <strong>ka\u0161njenja u postupku podno\u0161enja prijave<\/strong> i potencijalnih <strong>kazni<\/strong>, bez obzira na status prebivali\u0161ta.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><ol start=\"2\">&#13;\n<li><strong> Ko mora da podnese poresku prijavu<\/strong><\/li>&#13;\n<\/ol><\/p>\n\n<p class=\" eplus-wrapper\"><p>Morate podneti <strong>Prognozu za obra\u010dun poreza na prihod od zakupa imovine<\/strong> ako ste <strong>fizi\u010dko lice<\/strong> koje izdaje imovinu u zakup:<\/p><\/p>\n\n<p class=\" eplus-wrapper\">\u2022 drugom fizi\u010dkom licu koje ne obavlja registrovanu delatnost<\/p>\n\n<p class=\" eplus-wrapper\"><ul>&#13;\n<li><strong>stranom pravnom licu<\/strong><\/li>&#13;\n<\/ul><\/p>\n\n<p class=\" eplus-wrapper\"><p>Ova obaveza va\u017ei \u010dak i ako <strong>niste poreski rezident Slovenije<\/strong>.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Fizi\u010dka lica i vlasnici eta\u017ene robe koji ostvaruju prihod od iznajmljivanja <strong>zajedni\u010dkih prostorija<\/strong> u vi\u0161estambenoj zgradi <strong>preko upravnika zgrade<\/strong> ne podnose poresku prijavu. U tim slu\u010dajevima, <strong>upravnik zgrade plac\u0301a porez na prihod <\/strong>u va\u0161e ime.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><ol start=\"3\">&#13;\n<li><strong> \u0160ta se smatra oporezivim prihodom od kirije<\/strong><\/li>&#13;\n<\/ol><\/p>\n\n<p class=\" eplus-wrapper\"><p>Naj\u010de\u0161c\u0301i oblik oporezivog prihoda je kirija.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Oporezivi prihod tako\u0111e uklju\u010duje druge naknade vezane za kiriju, kao \u0161to su:<\/p><\/p>\n\n<p class=\" eplus-wrapper\">\u2022 naknada za ograni\u010deno kori\u0161c\u0301enje imovine<\/p>\n\n<p class=\" eplus-wrapper\">\u2022 premije<\/p>\n\n<p class=\" eplus-wrapper\">\u2022 obaveze koje je preuzeo zakupac<\/p>\n\n<p class=\" eplus-wrapper\">\u2022 usluge koje je izvr\u0161io zakupac<\/p>\n\n<p class=\" eplus-wrapper\"><p><strong>Operativni tro\u0161kovi<\/strong> koje plac\u0301a zakupac ne tretiraju se kao prihod od zakupnine.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Prihod od iznajmljivanja opreme, mobilnih kuc\u0301ica i prevoznih sredstava kao \u0161to su avioni, kamperi ili kamp prikolice tako\u0111e podle\u017ee oporezivanju.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><ol start=\"4\">&#13;\n<li><strong> Stopa poreza na prihod od kirije<\/strong><\/li>&#13;\n<\/ol><\/p>\n\n<p class=\" eplus-wrapper\"><p><strong>Stopa poreza na prihod od kirije<\/strong> iznosi <strong>25 procenata<\/strong> i primenjuje se od <strong>1. januara 2023.<\/strong> godine.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><ol start=\"5\">&#13;\n<li><strong> Poreska osnovica i odbitni tro\u0161kovi<\/strong><\/li>&#13;\n<\/ol><\/p>\n\n<p class=\" eplus-wrapper\"><p><strong>Poreska osnovica<\/strong> je jednaka <strong>bruto prihodu od kirije<\/strong>.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Ovaj iznos se umanjuje za <strong>standardizovane tro\u0161kove od 10 procenata<\/strong>.<\/p><\/p>\n\n<p class=\" eplus-wrapper\"><p>Umesto standardizovanih tro\u0161kova, mo\u017eete prijaviti <strong>stvarne tro\u0161kove odr\u017eavanja imovine<\/strong>. Ovi tro\u0161kovi moraju biti potkrepljeni <strong>fakturama<\/strong> i moraju o\u010duvavati <strong>korisnu vrednost imovine<\/strong>.<\/p><\/p>\n\n<p class=\" eplus-wrapper\">Prihvatljivi tro\u0161kovi odr\u017eavanja uklju\u010duju:<\/p>\n\n<p class=\" eplus-wrapper\">\u2022 farbanje soba<\/p>\n\n<p class=\" eplus-wrapper\">\u2022 zamenu istro\u0161enog parketa ili plo\u010dica<\/p>\n\n<p class=\" eplus-wrapper\">\u2022 popravku odvoda ili oluka<\/p>\n\n<p class=\" eplus-wrapper\">\u2022 zamenu polomljenih prozora<\/p>\n\n<p class=\" eplus-wrapper\"><p>Tro\u0161kovi koji <strong>povec\u0301avaju vrednost imovine, produ\u017eavaju njen vek trajanja ili je prilago\u0111avaju novoj nameni<\/strong> nisu odbitni.
